How to use FindMyNextStay, step by step
Every part of the site explained with pictures: creating an account, posting a long stay, a short stay or a property for sale, booking a place, getting the Verified badge and resetting your password.

Finding your way around
FindMyNextStay is a property site for every country. You can rent long term, book a short stay, buy or sell, or tell owners what you are looking for. Looking around is free and needs no account.

The home screen
- Search box. Type what you want in plain words, for example “2 bed flat in London under 1500”. Above it, choose Long-term rent, Short stays, Buy or Tenants looking.
- Home. Brings you back to this screen from anywhere.
- Search. Opens the full list of properties with filters.
- Post. The yellow plus button is where you add your own property.
- Messages. Your conversations with owners, agents and tenants.
- Account. Your profile, your ads, your bookings and your saved properties.
At the top right you can change the country. Prices are shown in your own currency next to the advertiser’s price.

Searching and filtering
The three buttons at the top switch between Long-term rent, Short stays and Buy.
Tap Filters to narrow the list by city, price, bedrooms, property type, furnishing and more. You can also show only advertisers with the Verified badge, or only ads with photos.
Use List or Map to see the results as cards or as pins on a map, and the sort box to put the lowest or highest price first.
Tap the heart on any property to save it. Saved properties are kept under Account, Saved.
Create your account (register)
You need a free account to post an ad, send a message, see phone numbers, book a stay or write a review. It takes about a minute.

Fill in the form
- Full name or company. Use your real name. It is shown on your ads, and the Verified badge is checked against it.
- Email. We send a confirmation code here, so it must be an address you can open now.
- Password. At least 8 characters.
- Country. Where you are based. Your ads start in this country and currency.
- Phone number, with the country code (for example +44). Tick the box underneath if this number is on WhatsApp.
- I am mainly a. Choose owner, agent, developer, tenant or buyer, or guest.
- Tick the box to agree to the terms of use and privacy policy.
- Tap Create account.
Your phone number is never shown to visitors who are not logged in. They only see a masked version, such as +44 7••• ••••••.
Confirm your email (verification code)
Straight after you register we email you a 6-digit code. Entering it proves the email address is yours. Until you do, you cannot post, message or book.

Enter the code
- Open your email, find the message from FindMyNextStay and type the 6-digit code here. The code is also in the subject line of the email.
- Tap Confirm email. You are now logged in and can use everything.
- No email? Look in your spam or junk folder first. Then tap Send a new code. Only the newest code works.
Typed the wrong email address? Tap Use another email and register again with the right one.
After too many wrong tries the site asks you to wait a few minutes. This protects your account.
Log in
Once you have an account, log in with your email and password on any phone, tablet or computer, or in the app.
Forgot your password? Reset it
You do not need to contact anyone. The site emails you a code and you choose a new password yourself.

Step 1: ask for a reset code
- On the Log in screen tap Forgot password?, then type your account email.
- Tap Send reset code.

Step 2: choose a new password
- Type the 6-digit reset code from the email we just sent you.
- Type your new password (at least 8 characters).
- Tap Set new password. You are logged in straight away with the new password.
The email only arrives if that address has an account. If nothing comes, check the spelling and your spam folder.
Nobody from FindMyNextStay will ever ask you for this code. Do not share it.
Post a long stay (long-term rental)
Use this for a flat, house or room let by the month or by the year. Tap the yellow Post button to start. The form is one page: work down it from top to bottom.

What are you listing?
- Choose For rent.
- Choose Long-term for monthly or yearly lets.
- Property type: apartment, studio, villa, house, room, office, shop and so on.
- Listed by: owner, agent or developer.
- Ad title. Short and clear, for example “Bright 2-bed flat near the park”.
- Description. The layout, the condition, what is nearby and any house rules.
- Write my ad for me. Fill in the details further down first (city, rooms, price, features), then tap this and the site writes the title and description for you. You can change the wording afterwards.

Location
- Country.
- City.
- Area or neighbourhood.
- Map pin (optional but recommended). Paste a Google Maps link, tap Find the address on the map, or tap Use my current location when you are at the property. Ads with a pin also show on the map search.

Price
- Rent. The amount.
- Currency.
- Per: month or year. Tick “Price is negotiable” if you are open to offers.
- Security deposit and, if you wish, the payment terms, minimum lease, the date it is available from, whether bills are included and any agency fee.

Bookings
- Take bookings on this site? Choose “Yes, and I confirm each booking myself”, “Yes, book straight away” or “No, people message me instead”.
- How soon can a stay start? From the same day (emergency bookings) up to at least one month ahead.
- How far ahead can people book? From one month up to two years.
The Bookings chapter below explains what each choice means for you and for your guest.

Photos, then publish
Before the photos, the Property details part asks for bedrooms, bathrooms, size, furnishing, floor and parking, and Amenities lets you tick features such as balcony, lift or pool.
- Tap Add photo. You can add up to 5 photos, and they upload as soon as you pick them.
- The first photo is the cover that people see in the search results. Tap the star on another photo to make it the cover, or the cross to remove one.
- Tap Publish ad.
You can also paste up to 3 YouTube links to show a video tour.
The Contact box shows which phone number members will see. Change it under Account.

Your ad is live
You see “Ad published” and your ad as visitors see it: photos, price, title, location and details.
Now and then an ad is held for a quick check before it goes live, usually because of certain wording or links. You are told on screen, and it appears once it has been approved.

Shortcut: already listed on another website?
- At the top of the form, paste the link to your listing on the other website.
- Tick the box to confirm it is your own listing and you have the right to use its text and photos.
- Tap Import. The title, description, price and photos that page shows are copied into the form. Check everything, then publish as normal.
Some websites do not allow their pages to be read. If that happens you are told, and you can fill in the form by hand.
Post a short stay (holiday let)
Use this for a holiday home, serviced apartment or room let by the night or by the week. It is the same form as a long stay, with a few extra boxes.

Choose Short stay
- Choose For rent.
- Choose Short stay.
- Or choose Both if the same place can be rented by the night and by the month. You then give two prices, one for each.
- Property type, for example Holiday home.
- Ad title and description, exactly as for a long stay.

Price and stay rules
- Rent. The price.
- Per Night (or week).
- Minimum nights. The shortest stay you accept.
- Max guests. The most people who can stay.
- Check-in from. The earliest arrival time.
- Check-out by. The latest leaving time.
- Cleaning fee, if you charge one. It is added to the cost the guest sees when booking.
Then set your Bookings choices (bookings on or off, how soon, how far ahead), add photos and tap Publish ad, exactly as in the long stay chapter.
Your availability calendar
Every rental ad has a calendar showing which dates are free. Keeping it up to date stops the same dates being booked twice. Open it from Account, My ads, Calendar.

Block and free dates
- Tap a date to mark it as booked (it turns dark). Tap it again to free it. Changes save by themselves.
- To block a longer period, choose the From date and the To date (the last booked night).
- Tap Block these dates.
Dates with stripes were booked by a guest on this site, or came from another website you connected. You cannot free those by tapping.
Free all my dates clears everything you blocked by hand.

Keep in step with Airbnb, Booking.com and others
- Bring in bookings from other sites. Choose the website, paste its calendar link (often called an iCal link) and tap Connect calendar. Dates booked there are blocked here by themselves and re-checked about once an hour.
- Send your dates to other sites. Tap Copy link, then on Airbnb, Booking.com or Vrbo choose “Import calendar” and paste it. Dates booked here are then blocked there too.
Keep your calendar link private. Anyone who has it can see your booked dates.
Post a property for sale (Buy)
Selling a home, a plot of land or a commercial property? Use the same Post button. Buyers find your ad under Buy.

Choose For sale
- Choose For sale. The rental questions disappear.
- Property type: villa, apartment, plot or land, office and so on.
- Listed by: owner, agent or developer.
- Ad title.
- Description. You can use Write my ad for me here too.

Asking price and sale details
- Asking price.
- Currency.
- Tick Price is negotiable if you will consider offers.
- Completion: ready now or off-plan. For off-plan you can add the handover date.
- Ownership (freehold, leasehold or shared ownership). Next to it, Occupancy says whether it is vacant, tenanted or owner-occupied.
- Tick Mortgage / payment plan available if it applies.
Then add the location, details and photos and tap Publish ad, exactly as for a rental.
For-sale ads have no booking box and no calendar. Buyers message or call you.
When it is sold, set the ad to Sold under Account, My ads.
Tenants and buyers: post what you are looking for
Not found the right place? Post a requirement. Owners and agents browse Tenants looking and message the people they can help. It is free.

What are you looking for?
- Choose To rent or To buy.
- For renting, choose Long-term or Short stay.
- Tap every property type that would suit you. You can pick several.

Where, and your budget
The parts that follow ask for the number of bedrooms, your move-in date, how long you want to stay, who will live there, and whether you have pets. The more you fill in, the better the replies.
- Country.
- City.
- Preferred areas, separated by commas.
- Minimum budget (optional).
- Maximum budget. Underneath, choose the currency and the period, such as per month or per night.

Anything else, then post
- Add a few words about yourself. Owners are more likely to reply to a friendly, clear note.
- Tap Post requirement.

Your requirement is live
Owners and agents can now find you under Tenants looking and send you a message.
You also get an email when a new ad matches what you asked for. You can switch these emails off under Account, Profile and badge.
When you have found a place, set the requirement to Found a place under Account, My requirements.
Tenant and guest bookings: how to book a place
When an owner has switched bookings on, their ad shows a Book this place box. You must be logged in. The site takes no payment for the stay: you pay the host directly.

Booking a short stay
- Choose your check-in date.
- Choose your check-out date.
- Enter the number of guests.
- Add a message to the host if you like: who is coming and when you expect to arrive. Web links and email addresses are not allowed here.
- The likely cost is shown before you book, including any cleaning fee.
- Tap Book now (confirmed at once) or Request to book (the host confirms first).
The line under the button tells you this host’s rules: how soon a stay can start and how far ahead you can book. “From today” means same-day emergency bookings are welcome.
Dates that are already taken are refused, so two people can never book the same nights.

Booking a long stay
- Choose your move-in date.
- Choose for how long: from 1 month up to 36 months.
- Add a message, for example to ask for a viewing first.
- The likely cost for the whole period is shown.
- Tap Request to book.

Follow your bookings
All your bookings are under Account, Bookings.
- The status. “Waiting for the host” means the host has up to 48 hours to answer. “Confirmed” means the place is yours for those dates.
- Withdraw request or Cancel booking if your plans change. The host is told by email.
- Message host to arrange payment, keys and arrival.
You get an email when the host accepts or declines. If the host does not answer within 48 hours the request lapses and you can book somewhere else.
Stay safe: never send money before you are sure the place and the host are genuine.
Hosts: accept or decline bookings
You choose how bookings work on each ad, in the Bookings part of the ad form. You can change it at any time by editing the ad.

Your three choices
- Take bookings?
I confirm each booking myself: you get a request and accept or decline it.
Book straight away: the booking is confirmed at once, with no waiting.
No: people message you instead. - How soon can a stay start? Same day for emergency bookings, the next day, 2 or 3 days, 1 or 2 weeks, or at least 1 month ahead.
- How far ahead can people book? Up to 1, 3 or 6 months, 1 year or 2 years.

Answering a request
You get an email for every new request, and the Bookings tab in your account shows how many are waiting.
- Tap Accept to confirm the booking. The guest is emailed and the dates stay blocked on your calendar.
- Tap Decline if you cannot take it. The guest is told and the dates become free again.
Answer within 48 hours. After that the request lapses and the dates are freed.
Booked dates are blocked on your availability calendar, and in the calendar link you share with Airbnb or Booking.com.
You can cancel a confirmed booking with Cancel booking. Please message the guest first.
The site takes no payment for stays. Arrange payment with your guest directly.
Contacting an advertiser and messages
Every ad has a contact box. Logged-in members see the full phone number and can message the advertiser without leaving the site.

The contact box
- The advertiser: their name, whether they have the green Verified badge, and their star rating.
- Send a message. Opens a private conversation about this property.
- Phone. Tap to call.
- WhatsApp. Opens a chat with the advertiser (shown when they have said their number is on WhatsApp). There is an Email button too.
- Reviews. Read what other members say about this advertiser.
Some members keep their phone number and email private. Their contact box then shows only Send a message.
How the Verified badge works
The green Verified badge next to a name tells other members that this person has linked a social media profile in the same name as their account. It builds trust and it is free.

Where to find it
- Go to Account, Profile and badge. The box at the top shows whether you have the badge yet.

Link a social profile
- Scroll down to Social profiles. There is a box for each network: Facebook, Instagram, X, LinkedIn, TikTok and YouTube.
- Paste the link to your own public profile into at least one box, for example instagram.com/sarah.miller.

What happens next
If the name in the link matches your account name, you get the badge straight away. For example, the account name “Sarah Miller” matches instagram.com/sarah.miller.
If the names are different, your request goes to our team. We look at the profile by hand and approve or reject it. Until then your profile shows “waiting for approval”.
If you later change your name or your links, the check runs again.
Star ratings and reviews
Members can rate each other from 1 to 5 stars and write a short review. It helps everyone choose who to deal with.

Write a review
Open the member’s page by tapping Reviews in the contact box of their ad. You can review someone after you have exchanged messages with them.
- Tap a star to give your rating, from 1 to 5.
- Write your review: your own experience with this member, in at least 20 characters.
- Tap Post review.
Web links, email addresses and spam wording are not allowed in reviews and are refused.
One review per member. You can delete your own review at any time.
Manage your ads and your account
Everything you have posted is under Account.

My ads
- Status. Change between Active, Paused (hidden for now) and Rented or Sold.
- Calendar. Open the availability calendar for this ad.
- Edit. Change the price, text, photos or booking choices.
- Delete. Removes the ad for good. Any open bookings on it are cancelled and the guests are told.
The other tabs
Profile and badge: your name, phone, country, email alerts, social profiles, the Verified badge, and the Log out and Delete account buttons.
Hide my contact details: tick this box in Profile and badge, then Save details, and nobody sees your phone number, WhatsApp or email on your ads. People can still message you on the site. Untick it to show them again.
Bookings: places you have booked and bookings of your own places.
My requirements: what you have asked for as a tenant or buyer.
Saved: properties you tapped the heart on.
Payments: a record of any paid extras you have bought.
Get the app, and stay safe
FindMyNextStay is also an app for iPhone and Android. It works the same way as the website, with the same account.
- View a property in person before you pay anything.
- Never send money or copies of your ID to someone you have not met.
- Prefer advertisers with the Verified badge and good reviews.
- Use Report on any ad that looks wrong.
