Renting or buying in Leeds: rents, prices and your rights

Thinking of moving to Leeds in West Yorkshire? This guide covers getting around, what official figures say about rents and house prices, the rules that now apply to renting in England, and what to check before you sign or buy.

FindMyNextStay is new, so there may be only a few Leeds homes listed at first. There is already a property for sale in Leeds on the site, and you can post a request so owners can find you.

Where it is

Leeds is a city in West Yorkshire, in the Yorkshire and The Humber region of England. The Leeds council area takes in the city centre as well as suburbs and outlying towns, so rents and prices can vary a lot from one part of it to another.

Getting around

Leeds station (New Station Street, LS1 4DY) is served by Northern, London North Eastern Railway, CrossCountry, East Midlands Railway and TransPennine Express, so there are both local and long-distance trains. The station has lifts or level access to all platforms.

Buses are the main way to get around the wider city. The West Yorkshire Combined Authority is working to bring bus services back under public control through franchising. Fares and routes change, so check the latest details with the Combined Authority or the operator before you rely on a route for your commute.

What rents look like

The Office for National Statistics (ONS) publishes average private rents for each council area. These are averages for the whole of Leeds in August 2026, so a city-centre flat or a home in a popular suburb may cost more or less.

All homes£1,145
One bedroom£782
Two bedrooms£975
Three bedrooms£1,138
Four or more bedrooms£1,690

The ONS says the Leeds average rose 4.2% in the year to August 2026, from £1,098 to £1,145.

What homes cost to buy

The same ONS page gives average house prices for July 2026. These figures are provisional and may be revised.

Your rights when renting

The Renters’ Rights Act changed private renting in England from 1 May 2026. According to GOV.UK:

  • Most private tenancies are now rolling (periodic) tenancies with no fixed end date.
  • Landlords can no longer use section 21 “no-fault” evictions. They must give a legal reason, known as a ground for possession.
  • Rent can go up only once a year, not in the first 12 months, using Form 4A with at least two months’ notice. You can challenge an increase above the market rent.
  • A landlord cannot take rent before the agreement is signed, and can then ask for at most one month’s rent in advance.
  • Adverts must show a set rent, and landlords cannot accept or encourage offers above it.
  • Landlords cannot refuse to rent to someone because they receive benefits or have children, and must consider a request to keep a pet.
  • Tenants can usually end a tenancy by giving two months’ notice in writing.
  • Your deposit must be put in a government-approved protection scheme within 30 days.

Leeds also has a selective licensing scheme. From 9 February 2026, most privately rented homes in parts of the Armley, Beeston and Holbeck, Burmantofts and Richmond Hill, Hunslet and Riverside, Gipton and Harehills, and Farnley and Wortley wards need a council licence. Leeds City Council has a map on its website where you can check whether an address is in the area.

This is a summary, not legal advice.

A short checklist before you rent

  • View the home in person, or by live video call, before you pay anything.
  • Compare the rent with the ONS figures above for a home of the same size.
  • If the address is in a selective licensing area, ask the landlord for the licence details.
  • Ask which deposit scheme will hold your deposit, then check it is registered.
  • Read the written agreement before signing, and never pay rent before it is signed.
  • Time your commute on the bus or train at the hour you would really travel.
