Where Chadwell Heath is
Chadwell Heath sits where two London boroughs meet: Redbridge and Barking and Dagenham. The railway station itself straddles the two. That matters when you rent, because your council decides your council tax, bin collections and parking permits. Before you agree to a home, put its postcode into the government’s council finder so you know which council it comes under.
Getting around
- Chadwell Heath station is on the Elizabeth line, in London fare zone 5.
- Outside the rush hour there are usually about 8 trains an hour towards London Paddington through central London, and about 8 an hour towards Shenfield. A couple of the Paddington trains each hour carry on to Heathrow Terminal 5.
- The next stops are Goodmayes towards London and Romford towards Essex.
- The station has step-free access.

What rents look like

Your rights as a tenant changed in May 2026
The Renters’ Rights Act changed private renting in England from 1 May 2026. According to the government’s guide for tenants, the main points are:
- No more “no fault” evictions. A landlord can no longer use a section 21 notice. They need a legal reason, such as selling the home, moving in themselves, serious rent arrears or antisocial behaviour.
- Rolling tenancies. Tenancies now run on with no fixed end date. As a tenant you can leave by giving 2 months’ notice in writing.
- Rent can go up once a year at most. Not in the first 12 months, and the landlord must give at least 2 months’ notice on the official form. If you think the new rent is above the market rate, you can challenge it at a tribunal.
- One month’s rent in advance at most, and only after the agreement is signed.
- No bidding wars. The advert must show a set rent, and the landlord cannot ask for or accept offers above it.
- Children and benefits. A landlord cannot refuse you because you have children or receive benefits.
- Pets. You can ask to keep a pet, and the landlord must consider your request.

Before you sign: a short checklist
- See the home in person, or ask someone you trust to see it. Never send money for a home you have not seen.
- Do not pay any rent before the agreement is signed.
- Ask which government-approved scheme will protect your deposit, and keep the confirmation.
- Ask for the tenancy terms in writing, the gas safety certificate and the energy performance certificate.
- Check which council the home comes under and what the council tax will be.
- Try the journey to work or school at the time you would really travel.
